Eco-Cottages

The latest model in my line of eco-cottages is called the "Kenwood" at 1682 sq. ft. in two stories with a small footprint and detached garage with "manspace" in the garage attic. The main house has the master bedroom on the first floor with the public spaces. The kitchen and the master face the center of the site which would contain the Victory garden. There are two covered porches, front and rear. The rear porch is sandwiched in between the garden and the kitchen.

The second floor has two kids bedrooms, a large bath with 2 lavs, utility area, and an activity room. The entire second floor has the "feel" of a finished attic. The overall design is patterned after the small houses of the twenties in America. This is the eighth of as many designs so far. They all have a small footprint, detached garages and are intended to work in a TND situation although they could be massaged to work on wider lots with no alley access.

Hi again, Wayne! I don't have any specific projects here in mind in metropolitan L.A. but as I tend to think ahead of the curve and anticipate what's going to be needed, naturally my thoughts went to retrofitting existing structures to conserve as much embedded energy and resources in situ as possible. Are you doing retrofits in FL? Are you already working with someone locally to create regenerative edible landscaping to accompany the homes you've built?

Hi Wayne, I visited your website. It seems as though you, too, have been thinking about "green" and sustainable design long before they became fashionable. I also noted your association with a Permaculture designer and your interest in the principles. By any chance, do you design green retrofits? If you don't, do you know anyone who does? In addition, use Descriptions to start discussions -- asking provocative questions is usually the best way to get that rolling.

If you haven't already done so, come and see the new US Transition Page . As this page develops, it will become a map of Transition resources across all ning sites. All 50 states are now active. Many state sites are brand new! Go to TRANSITION FLORIDA and sign in. Invite others. Enter some of your local events. Start Discussions. Make Transition! Have fun!

I have met Adreas and he is familiar with the cohousing concept. I look forward to working again with these developers once the housing market begins moving again...and that might be a bit.

Hello Wayne,

Thanks for contacting me and welcome to the party. The project looks very interesting. I suspect there is a market for high-end sustainability and my 18 years of community development experiences leaves me with the leaning towards mixed income being more sustainable. Someone has to be able to work in the coffee shop with out driving 20 miles every day...smile.
